Reviewing the rental offer in substance
For a PBSA investment, an assessment that connects the housing offer with its economic assumptions is recommended. The starting point is the specific project: which target group is to be addressed, what product is being offered and how should its operations be organised?
The planned rent should be considered together with location, fit-out and included services. For comparison with other offers, a standardised presentation of total monthly costs is advisable. Different contract periods, services and apartment categories should be explicitly taken into account.
From revenue to operating result
A project calculation should disclose the path from assumed rental income to the result. This includes potential vacancy periods, bad debts, marketing, staffing, facility management and replacement purchases. For each material item, the assumption, data basis and responsibility should be identifiable.
Additionally, a review of multiple scenarios is recommended: a later start of operations, changed leasing velocity or higher ongoing costs. This can demonstrate which assumptions are particularly relevant to the investment decision.
Making responsibilities transparent
The operating model should specify which tasks are assumed by the owner, operator and service providers. It should also clarify what information is available in ongoing reporting and how investments in fit-out or maintenance are decided.
For the sustainability assessment, a documented review of both the building and operations is recommended. General statements about community or energy efficiency should be supplemented by specific measures and verifiable information. A robust investment proposal connects these aspects with the property-specific opportunities and risks.
